When addressing these elements, the approach should be determined based on the degree of aging or wear in both doors and windows. Additionally, there are several important details to keep in mind during the renovation of doors and windows in resale properties—here’s a breakdown of the specific considerations:
1. Precautions for Renovating Aging Doors and Windows
When renovating doors and windows in older second-hand homes, avoid reusing outdated ones just to save costs. Here's how to handle it properly:
Wooden doors and windows are peeling and warping. This indicates that the inherent properties of the wood have changed, making it necessary to remove and redo them entirely. However, if the material remains dense and the surface paint coating is still intact, you can reuse the existing structure by applying decorative panels during the second-phase renovation.
Steel doors and windows suffer from paint film peeling, rusting of the main structure, or cracking. To avoid compromising performance, it’s best to remove them and start over.
2. Original door and window paint covering issue
If the original doors and windows are reused, and they were previously finished with clear oil in a darker shade, applying a lighter-colored paint won’t cover the existing finish—unless you opt for an even darker hue to completely mask the original color. However, if the surfaces were originally coated with mixed oil finishes, there’s no color restriction; you can freely choose any shade you like for a fresh look.
3. Pay attention to painting doors and windows
For wooden doors and windows, it’s best to remove the door and place it in a dedicated room for spraying—this approach yields superior results. First, it eliminates dust, reducing environmental pollution; second, it allows you to clearly see both the front and back sides of the door. If you spray directly onto the door, the process can easily create misty clouds that obscure your view, ultimately compromising the quality of the finish.
4. Pay attention to the material used in the door and window renovation project.
Previously, doors and windows were typically coated with either oil-based or water-based paint, and using the same type of paint generally resulted in better adhesion. However, if polyester paint was applied over existing polyester paint—especially after attempting to bond new layers directly onto the old ones—you’d need to first dissolve the original paint film to achieve proper adhesion. Unfortunately, this process often leads to poor bonding between the newly applied paint and the original coating, resulting in an uneven or less durable finish.
When renovating wooden doors, the longer you wait before applying the first coat of paint, the better. It’s not recommended to spray paint a newly purchased wooden door right away—especially if it still has a strong odor, as this typically means the wood hasn’t fully dried yet, which can weaken the adhesion of the paint film.
5. Pay attention to sanding the doors and windows with sandpaper.
If the wooden door surface is damaged—say, with cracks or dents in certain areas—you should first fill the damaged spots with putty, then sand it smooth with sandpaper, and finally apply a primer followed by the topcoat. If the underlying surface remains intact, you can opt to paint directly without needing to prime first.
