What are the causes of seepage and leakage from bay windows?
The bay window's waterproof design wasn't thoroughly considered.
1. Initially, the design of the internal bay window wasn’t thoroughly thought through. The original plan only addressed waterproofing at the junction between the bay window’s top and exterior wall—leaving out proper treatment for the overlapping areas where different materials meet. Meanwhile, the exterior facade now features richer decorative elements and more intricate detailing. Since various materials have differing coefficients of thermal expansion, combined with inadequate waterproofing measures, cracks easily form at these interface points—ultimately leading to leaks.
II. Multiple Factors Causing Water Leakage
There are many reasons why bay windows in buildings leak, ranging from design and materials to construction practices, maintenance issues, and even objective external factors.
1. The outer window frame around the exterior window sash lacks proper waterproof sealing (only low-grade glass sealant was used for the joint, which has already failed), allowing rainwater to seep into the room from the outside of the windowsill under wind pressure.
2. The connection between the exterior bay window frame and the wall lacks proper sealing due to the absence of airtight materials, resulting in hollow spots. As a result, rainwater seeps into the room through these gaps, causing the interior wall finish to blister, peel off, and eventually develop mold, turning black.
3. The sliding window seals, due to their poor quality, prematurely deform and fail, allowing rainwater to seep in and causing leaks.
3. Lack of attention to construction details
During the construction of the reinforced concrete partition wall for the bay window, it wasn’t poured simultaneously with the exterior walls—instead, concrete for the side wall was only started after the exterior walls were already completed. Additionally, some individual contractors failed to roughen up the exterior walls before pouring, nor did they properly apply bonding mortar. Simply put, the attention to critical construction details was lacking. On top of this, certain management shortcomings further exacerbated the issue, ultimately creating gaps between the concrete partition wall and the exterior walls. As a result, even though the root cause lies on the exterior side, rainwater will inevitably seep in whenever it rains—and that’s exactly what happens with the interior bay window.
How to Fix a Leaky Bay Window
1. Window Frame Waterproofing
The primary reasons for window sill leaks are aging of the sealing materials in aluminum alloy windows, improper material selection, and unreasonable design or construction—leading to excessive deformation at the overlapping seams and eventual detachment of the sealant from the substrate. Additionally, the cement joints between adjacent wall tiles are often poorly sealed, resulting in hollow areas within the tiles themselves. As a result, when it rains, water can seep through the gaps between the tiles, penetrating deep into the wall and eventually reaching the interior walls.
Repair method:
1. Remove the aged, cracked, and peeling sealant in certain areas, then thoroughly clean the surfaces to be sealed—ensuring they are free of oil, grease, dust, and any other contaminants.
2. Mix waterproof powder with a specific ratio of waterproof sealant to create an exceptionally strong, adhesive waterproof sealing paste. Carefully fill and compact the joints between the glass and aluminum alloy. For localized areas, use high-quality, specialized glass structural adhesive to thoroughly repair any cracks or gaps where the seal isn’t tight enough. Ensure the final surface is smooth, even, seamless, and free of chips or holes.
3. Use structural adhesive to reinforce and seal all existing joints between the glass and the aluminum alloy window frame, enhancing the density of the glass sealant and slowing down material degradation caused by exposure to sunlight, rain, and other environmental factors.
2. Wall Waterproofing
1. The rainproof board at the junction between the window frame and the concrete structure should be tightly fitted against the concrete, and polyurethane sealant must be applied to cover both the screw heads used for fixing and the concrete holes left by the screws. Additionally, the substrate layer requires special treatment.
2. Install a water-barrier panel on the inner side of the window frame.
3. Repair the bay window structure.
(1) The top of the bay window features a drip groove structure with a drainage slope of at least 1/10, preventing water from pooling on the window’s surface.
(2) The waterproofing layer should be a coating-type membrane, and precast aluminum alloy flashing boards must be installed at the ends of the waterproof layer. Additionally, a 30–50 mm cross-shaped drip groove should be provided at the concrete junction with the exterior wall, and the ends of the waterproof layer at the exterior wall connection points must be sealed properly.
(3) The width of the bay window’s overhang should be adjusted to at least 100 mm.
(4) If the above three repair methods cannot be implemented, coating-based protection should be avoided.
The water layer, along with options like thin-sheet waterproofing membranes, ensures adequate drainage by increasing the slope of the drainage pipes—and on the top floor, condensation-proofing measures are implemented. Rare instances of bay window leaks are typically due to improper design, while most cases result from construction teams failing to follow established standards. Similarly, during repair work, insufficient investment in both labor and materials can lead to repeated leaks despite multiple attempts at fixing them.
