  1. Loose and warped windows causing leaks

  2. Improper window installation leads to leaks

  Some windows may lack drainage holes—particularly sliding windows, where rainwater accumulates entirely in the sliding frame grooves and can’t escape. Once these grooves overflow, water starts seeping into the room. Alternatively, during tiling of the exterior window sill, the drainage holes might inadvertently get blocked, causing rainwater from the sliding frame grooves to leak straight into the wall—and eventually lead to water damage. Additionally, over time, debris can clog the drainage holes, preventing water from draining efficiently and resulting in leaks.
  4. Water leakage caused by damage to the waterproof layer in the wall near the window
  Older homes with extended building ages often experience water leaks due to damaged waterproofing layers around the windows. Additionally, during renovations or window replacements in older homes, improper removal of existing windows can inadvertently damage the exterior wall's waterproofing system. If these damages aren’t repaired promptly, installing new windows could easily lead to unwanted water leaks.
  We previously identified several key reasons for window leaks. Therefore, to address these issues and fix the window leaks, the following measures can be taken.
  1. Strictly ensure the quality of materials
  If leaks are caused by quality issues with the window itself, the solution is to either repair or replace the window directly. When selecting windows, ensure that the frame, sashes, seals, and other components meet high-quality standards. Additionally, any waterproof sealing materials used should come with documented proof of material quality, confirming they comply with industry requirements—avoid opting for low-grade or substandard sealing materials.
  2. Re-seal the gaps
  Leakage caused by gaps between the window frame and the wall or windowsill can be easily fixed by resealing the gaps. For gaps between the exterior window frame, wall, and windowsill, it’s best to first remove the existing sealant and then fill the space with weather-resistant silicone sealant for a secure, long-lasting seal. For gaps between the exterior window frame and the windowsill itself, follow the same process—remove the old sealant, apply weatherproof silicone, and finish by sealing the area tightly with mortar to ensure effective waterproofing.
  3. Properly install the windows
  The outdoor windowsill should ideally be set 20 mm lower than the indoor windowsill, with a proper slope installed to ensure smooth rainwater drainage. The gap between the metal window frame and the indoor windowsill must be sealed tightly using a weather-resistant, highly elastic sealant to maintain watertightness and prevent any potential leaks. Additionally, the window head and windowsill should feature adequate drip edges and sufficient water runoff slopes.
  4. Keep the window drainage channels clear
  To address leaks caused by clogged window frame drainage channels, simply ensure the channels remain clear. If the drainage holes are improperly positioned, you’ll need to seal the original openings and create new ones instead.
  5. Redo the waterproof layer of the window and wall
  The window wall itself is leaking. To fix it, you’ll need to chip away at the outer layer of the wall and carry out the necessary repairs. After patching, be sure to check that everything is securely in place—and don’t forget to apply a waterproof layer afterward.
  For friends who are all too familiar with the torment of heavy rain pouring outside while tiny leaks seep into your home—window maintenance is definitely something you’ll want to pay attention to. Here are a few essential tips on how to care for and inspect your windows.
  1. Check the connection points of the window frame
  Regularly inspect the connection points of the window frames, promptly tighten any loose bolts, and replace any damaged parts as needed. Pay close attention to vulnerable components such as pivot pins, stay rods, and floor springs—check them frequently—and apply lubricant regularly to keep them clean and functioning smoothly.
  2. Inspect the junction between the window frame and the wall
  Regularly inspect the junctions between the window frame and the wall—over time, any looseness can easily cause the entire frame to warp, making it impossible to close or properly seal the window. Therefore, if you notice that the screws at these connections have come loose, tighten them immediately.

  4. Windows need to be cleaned regularly.
  To prevent leaks and extend the lifespan of your windows, regular maintenance is essential. Daily cleaning is necessary to keep the window surfaces spotless—just be sure to use soft materials like gentle gauze or cotton cloths when wiping, as these will help avoid scratching or damaging the window frames and sashes. For stubborn stains or dirt, you can clean with plain water, rubbing alcohol, or a mild, neutral detergent.
  5. Pay special attention to maintenance, especially after rainy days.
  After a rainy day, promptly wipe dry any wet glass surfaces and window/door frames, paying special attention to draining water accumulated in the sliding tracks. Over time, increased friction in the tracks can be addressed by adding a small amount of machine oil or applying a thin layer of paraffin wax oil.
